Alram 14” project to deliver 186 new rental apartments, a REWE supermarket and a children’s daycare center in Munich-Sendling.
A major step forward in Munich-Sendling: Together with around 100 guests, Prof. Dr. (Univ. Florenz) Elisabeth Merk, Head of the Department of Urban Planning for the City of Munich, Christian Bosiljanoff, Senior Regional Director, Germany at Pembroke, and Michael Ehret, founder of ehret+klein, celebrated the laying of the foundation stone for the “Alram 14” project. This officially marks the start of construction for 186 new rental apartments. Completion is scheduled for mid-2028.
By revitalizing the project, Pembroke and Ehret+Klein AG have brought an end to the many years of inactivity at the construction site on Alramstraße 14. Over the next 2 and a half years, a long-vacant site will be transformed into an attractive residential building that blends sensitively into the established neighborhood. Structural works on the underground levels have already begun and are progressing rapidly.

Following extensive redesigns, 186 rental apartments, approximately 50 percent more than originally planned by the previous owner, will now be built on a total of around 16,000 square meters. The apartments will be complemented by numerous amenities, including an underground garage for cars and bicycles, a comprehensive mobility concept, and high-quality fittings to create modern and attractive living spaces.
For international real estate advisor Pembroke, the foundation stone ceremony marks its entry into the German residential market and represents a further step in diversifying its activities in Germany.
“The Alram 14 project is a milestone in two respects: as Pembroke’s first development in the German residential market for us as a company, and above all for the Sendling district. We have tailored Alram 14 to the specific needs of the Munich market and are now creating significantly more apartments than originally planned. Munich needs more attractive and high-quality rental housing and that is exactly what is now being built in the heart of Sendling. As an active and long-term developer and investor, we see the foundation stone laying of Alram 14 as the starting point for gradually expanding our presence in Munich and throughout Germany,” said Christian Bosiljanoff, Senior Regional Director Germany at Pembroke.
The former REWE supermarket, which served as an important local hub for many years in the neighborhood in Untersendling, will return upon completion, offering a modern and spacious grocery of around 1,200 square meters. In addition, a children’s daycare center and a third smaller commercial unit will complete the retail amenity within the development. A high proportion of green and open spaces will transform the site into a lively meeting place for the neighborhood, enhancing the quality of life in what has so far been a largely sealed environment.
“The foundation stone ceremony at Alramstraße 14 signals the start of a new, lively component of the neighborhood. Following years of inactivity, where an empty construction pit shaped the area, much-needed rental apartments, a modern childcare facility and local convenience offerings will now be delivered under one roof. The project demonstrates how joint commitment and urban design vision can generate valuable living space within long-established surroundings,” explained Prof. Dr. (Univ. Florenz) Elisabeth Merk, Head of the Department of Urban Planning for the City of Munich.
“Where until recently there was a water-filled construction pit, much-needed housing is now being created in one of the city’s most sought-after districts. At an early stage, we recognized the dormant urban development potential of the site and laid the foundation for today’s project through comprehensive restructuring. Together with the general contractors Implenia and Zech, we are now moving into the implementation phase and are pleased with the construction progress already visible,” said Michael Ehret, founder of ehret+klein.
