Pembroke announces acquisition of Munich build-to-rent development site, collaborating with ehret+klein

This acquisition advances Pembroke’s global diversification strategy. Both firms committed to transforming Alramstrasse 14 into high-quality apartments with abundant amenities

Pembroke, has announced the acquisition of Alramstrasse 14, a 16,500 sqm Build-to-Rent (BTR) development in southwest Munich. Located less than four kilometers from Pembroke’s iconic Maximilianhöfe in the heart of Munich City Centre, this acquisition is the latest of four in the past eighteen months building on the business’ diversification strategy to strengthen its portfolio of residential, mixed-use and office properties in the world’s leading cities. Pembroke is working with development manager, ehret+klein, and both are collaborating with local government and community stakeholders to transform the abandoned lot into a residential complex offering a wide range of lifestyle benefits. The originally planned luxury condominiums are being converted into rental apartments adding to the supply of available housing in Munich’s metropolitan area.

Christian Bosiljanoff, Senior Regional Director, Germany, said: “Pembroke has a proven track record in Munich of creating places that bring people together. We are thrilled to be working with development specialist, ehret+klein, to transform this abandoned site into the high-quality rental apartments that this neighborhood needs. We have the capital to immediately take responsibility and advance the work to make Alramstrasse 14 an accessible residential-led, mixed-use property.”

As part of the development, Pembroke and ehret+klein are also pleased to announce the return of popular grocery store REWE to the neighborhood. Work has begun at the construction site to ensure the safety of the existing structure. Pembroke and ehret+klein would like to thank the City of Munich for the trust it has placed in them to develop this much needed multi-use BTR property for the community.

Michael Ehret, Founder, ehret+klein, added: “We are delighted to have helped facilitate the acquisition and look forward to lending our expertise as a residential developer in Munich to leverage the urban potential of Alramstrasse 14, which has been untapped for many years. The original concept of a mixed-use development with residential, kindergarten, food retail, commercial space and curated green spaces is being thoughtfully expanded demonstrating our commitment to ensuring the property becomes an integral part of a vibrant neighborhood.”

This acquisition advances Pembroke’s expansion into the residential sector following recent acquisitions of a development site in Melbourne and premium residential properties in the Washington DC area and London. Across its global portfolio, Pembroke now operates 520 rental apartments with another 376 being developed in Munich and Melbourne.

Jack Clark, Head of Investments at Pembroke, commented: “There is increasing demand for quality residential properties in the world’s leading cities. We are in a prime position to respond to this demand in Germany and globally, leveraging the strength of our capital and long-term perspective.”

“We have a strong appetite for more residential acquisition opportunities—both developmental and existing assets—and are focused on Munich, Hamburg, London, Seattle, Washington DC, Boston, Tokyo, Sydney and Melbourne.”

Pembroke has more than 71,900 sqm of office and mixed-use assets across Germany, including properties Maximilianhöfe, Alter Hof Lorenzistock, and Altstadt Palais in Munich and S-Kai, Coffee Plaza and Hamburg America Center in Hamburg. Pembroke’s global expertise and deep local knowledge in Munich, bolstered by the talents that ehert+klein contributes, will deliver a residential complex offering a full spectrum of amenities and benefits, further enhancing this well located, coveted neighborhood.

As part of the transaction, Pembroke was advised by GSK Stockmann. ehret+klein received legal counsel from Mariacher Rechtsanwälte in cooperation with Heussen Rechtsanwaltsgesellschaft, while the former project owner, M-Concept, was advised by Grant Thornton. The entire process was accompanied in an advisory capacity by Silverton Group.
