J.P. Morgan becomes latest international occupier at Pembroke’s prestigious Maximilianhöfe

Global banking firm J.P. Morgan has signed a 10-year lease to occupy 1,000 sq m of workspace.

Munich (3 March 2026) With the three-year revitalization project of Maximilianhöfe in Munich well underway, international real estate advisor Pembroke has announced that global banking firm J.P. Morgan has signed a 10-year lease to occupy 1,000 sq m of workspace. Munich is a particular focus for the expansion of J.P. Morgan’s Private Bank in Germany, and its Commercial & Investment Bank.

The arrival of J.P. Morgan sees it become one of several international occupiers based at one of Germany’s most prestigious office addresses and follows the increased commitment by Latham & Watkins who have taken a further 400 sq m of workspace. The global law firm has signed a new 10-year lease to occupy 3,200 sq m of space across the first and second floors.

Christian Bosiljanoff, Senior Regional Director, Germany, said: “It has been over 10 years since we’ve had availability at this landmark address, and during this time we have seen strong interest from a variety of international businesses. These latest lettings therefore highlight the extremely coveted demand we have seen in this high-quality asset. This year will see the next phase of our extensive capital improvement plan for Maximilianhöfe, and these works were a crucial factor in securing the agreements. We now look forward to working closely with both occupiers to deliver workplaces which meet the needs of their teams and allow them to grow and thrive.”

Pembroke is implementing infrastructure measures to improve the underground car park and provide a modern bike storage room with contemporary bicycle stands and lockers as well as a high-performance charging station for electric vehicles.

Maximilianhöfe comprises two buildings: the historic Bürkleinbau directly on Maximilianstrasse and the adjoining modern, glazed Maximilianbau behind it. Throughout the refurbishment, Pembroke will preserve the architectural heritage and transfer it functionally and aesthetically to fit modern standards. Together with the internationally renowned architecture firm UNS, Pembroke has been implementing a comprehensive design concept across key building areas. The courtyards and public areas will benefit from fresh landscape design including new paving, fresh greenery, and native plant species to enhance biodiversity. Office lobbies and entrances will be redesigned, and a new, energy-efficient lighting concept will be introduced on the ground floor.

Bosiljanoff added: “From driving into the underground car park to coffee breaks in the courtyard through to the workspaces, tenants will experience first-class quality. We are developing Maximilianhöfe with maximum care – respectful to the historical character as well as the consistent alignment with the requirements of our occupiers. The start of these lease agreements in parallel with the architectural upgrade program affirms this approach.”

Pembroke was supported by Combine Transaction for brokerage services, with legal counsel provided by GSK Stockmann. J.P. Morgan engaged JLL as broker and Hogan Lovells for legal advice. Latham & Watkins received brokerage representation from CBRE.
