San Francisco’s Historic 140 New Montgomery Nears Full Occupancy
CBRE and Pembroke are pleased to announce that Reflection AI, an AI start‑up building frontier open‑source models, and A*, an early-stage venture capital firm backing outlier founders from idea to IPO, have together leased 30,000 sq. ft. at 140 New Montgomery Street in San Francisco. With these new leases and the renewal of existing tenant Calendly, the building is now 94% leased, leaving only one office floor available.

These recent commitments reflect the strong leasing momentum at 140 New Montgomery. In 2025 alone, more than 58,000 sq. ft. were leased as companies across AI and next‑generation technology sectors continued to prioritize high‑quality, collaborative workplace environments.
