Pembroke signs trio of new lettings for prime HafenCity portfolio
International law firm Bird & Bird will move from its current HafenCity location to the fourth floor of Pembroke’s distinctive S-Kai building, with views overlooking Sandtorpark towards the Elbphilharmonie.
In the adjacent Hamburg American Centre, the last two remaining spaces have now been let, with global consulting group COWI occupying 548 sq m (5,899 sq ft) and the legal collection department of Hamburg law firm Uhsadel Rechtsanwälte taking 342 sq m (3,681 sq ft), both located at first floor.
Christian Bosiljanoff, Director of Asset Management for Germany at Pembroke, commented:
In 2019 alone we have completed 4,795 sq m (51,613 sq ft) of office lettings in HafenCity, securing a high caliber of local and international professional enterprises, reflecting the strength of the occupier market in this proven location. We are receiving a high level of interest in the remaining space at HafenCity, as the business community continues to flourish and grow in this campus environment, benefitting from flexible workspace and a vibrant social scene on the doorstep
We believe in Germany’s long-term potential and seek new opportunities to invest in this market, following the opening of our Munich office last year. We are focused on growing our German team as we continue to deliver wide-ranging asset initiatives to foster thriving business communities across the portfolio.
Pembroke has recently completed a comprehensive refurbishment at Coffee Plaza West, including a lobby and rooftop redesign, with further refurbishment opportunities under consideration at Coffee Plaza East.
Positioned around the green open space of Sandtorpark and with views towards the Elbphilharmonie, the four properties within Pembroke’s 32,000 sq m (344,445 sq ft) HafenCity portfolio comprise Coffee Plaza West, Coffee Plaza East, Hamburg American Centre and S-Kai. Popular Italian restaurant Mama Trattoria and Michelin starred Bianc add vibrancy and interest to the campus environment at HafenCity, with outdoor seating overlooking Sandtorpark.
Following these lettings, 4,320 sq m (46,500 sq ft) of office space remains available in varying configurations at S-Kai, Coffee Plaza East and Coffee Plaza West. Pembroke is also currently marketing the last remaining retail units in the portfolio, with a 317 sq m (3,412 sq ft) dual entrance retail unit and a 150 sq m (1,615 sq ft) ‘grab-and-go’ unit available. Both opportunities are located at ground floor level of Coffee Plaza East with floor to ceiling glazing, and the potential for outdoor seating from which to enjoy the bustle of Sandtorpark.
