Pembroke Real Estate to Transform 1201 New York Avenue
Pembroke Real Estate is embarking on a transformative refurbishment of its Washington, DC property, 1201 New York Avenue, that will deliver some of the most expansive and innovative common areas and amenities in the city.
Adjacent to CityCenterDC, a prime DC destination, and overlooking iconic District landmarks, Pembroke is leveraging its global expertise to deliver a transformed Class A office environment at 1201 New York Avenue. Offering dramatic views from three sides through new exterior glazing and floor-to-ceiling glass in select areas, the 430,000 sq ft free-standing property will include a 13-storey light-filled atrium, leading-edge amenities and upgrades in keeping with international best practices.
Pembroke Real Estate Vice President and Head of Washington, DC, Cory Saunders said the extensive refurbishment provides an exciting opportunity to transform a well-located property into a leading office building for the Washington, DC, business community.
Pembroke is attuned to the needs of today’s global businesses, and has a commitment to bringing that knowledge to our Washington, DC properties. The District is a thriving, engaging community and 1201 New York Avenue will reflect that through inspired spaces and innovative design. With our projects in London, San Francisco, Stockholm, Sydney and Tokyo, we are seeing firsthand how work spaces are evolving and providing workers an improved, more fulfilling experience. We want to bring that same experience to DC. We’re looking to deliver more than just an updated workspace: we want to provide a unique, transformative offering to the market.
Expanding upon the office workspace offerings, Pembroke also plans to introduce a new roof deck experience to 1201 New York Avenue, providing an invaluable extension of tenants’ office spaces. The property’s massive planned rooftop will be one of DC’s largest at 15,000 sq ft of interior and exterior areas, including flexible conference space with capacity of up to 140 people to suit various uses and capacities beyond typical static roof decks. This fully equipped entertainment area will include landscaped greenery, flexible seating zones, Wi-Fi connectivity, indoor/outdoor audio systems, and spectacular District views for a welcome respite or energized collaborative zone.
Businesses are demanding added value beyond their leasable space,” observed Saunders, “and we hear what they are saying. The revamped lobby and rooftop space are fantastic ways for them to extend their office space for greater productivity in new and creative manners.
The dynamic two-level lobby will feature a redesigned upper lobby with spaces for functional collaboration and interaction while a revitalized fully equipped lower lobby will include a relaxed lounge and entertainment spaces. The redesigned 6,000 sq ft health club-quality fitness center offering the WELLBEATS on-demand fitness system will enhance tenant health and well-being. Additionally, a full-time amenity coordinator will join property management staff to ensure an exceptional tenant experience.
Tenants interested in glimpsing the depth of their building’s transformation can do so with interactive technology provided by Cityscape Digital. Using virtual technology displayed on a 65-inch television, individuals use a handheld controller to walk through the new 1201 New York Avenue. This is a much more interactive experience than standard virtual reality technology as individual goggles are not utilized, allowing several people to engage, experience and comment on what is being viewed.
The refurbishment is expected to conclude by early 2020. JLL is the leasing agent for 1201 New York Avenue.
Echoing the ‘new experience’ vision of 1201 New York Avenue, Pembroke is also committed to extensive refurbishments at 1801 Pennsylvania Avenue. Located moments away from the White House with prime space availability, this boutique property provides a more intimate atmosphere for tenants. 1801 Pennsylvania Avenue renovations will complete in early fall 2019.
