Pembroke announced this week a lease agreement with Husch Blackwell, LLP at 1801 Pennsylvania Avenue. Husch Blackwell will occupy 22,800 sq. ft. comprising the entire 10th and partial 11th floors of the newly renovated, 13-story office building. The national law firm will relocate its Washington office from its current location at 750 17th Street, NW in March 2022.
Across its global portfolio, Pembroke has thoughtfully invested in repositioning assets designed to match a shifting workforce across markets that value public transit proximity and access to convenient lifestyle amenities. 1801 Penn is ideally situated a block from the Farragut West metro station on the blue, orange and silver lines, across from Edward R. Murrow Park, The World Bank, and the International Monetary Fund and is surrounded by ample dining options. Husch Blackwell’s long-term lease commitment at 1801 Penn demonstrates the continued demand for first-class office space in DC’s desirable downtown core.
“We are excited about the move to 1801 Penn and the amenities that will be available to our clients, lawyers and staff,” said Bret Chapman, Husch Blackwell’s Chief Administrative Officer. “It is important to our firm that our real estate and office design reflect our culture and values, and this space meets or exceeds our expectations, from ample access to natural light throughout the office to the building’s high scores on sustainability measures.”
1801 Penn’s comprehensive repositioning delivered an elevated boutique environment with market-leading amenities to satisfy today’s hybrid workforce. A hospitality-inspired, dual-height lobby with lounge and coffee bar is available all day for tenants and guests, while floor-to-ceiling glazing and enlarged windows along the Pennsylvania Avenue corridor significantly increase natural light to the workspaces. A distinctive open-air cupola and one of the tallest rooftops in the District make 1801 Penn ideal for business meetings, social events, fitness and client hosting with its panoramic views. The new 5,000 sq ft fitness center is fully equipped with Peloton bikes, TRX training equipment, Wellbeats on-demand classes, Yoga and HIIT studio spaces, energy “nap” pods, and luxurious locker rooms, eliminating the need for supplemental fitness memberships. To complement the extensive capital enhancements, Pembroke proactively modernized the building’s mechanical systems to improve performance and sustainability and to exceed current expectations for air filtration.
“We’re thrilled to welcome Husch Blackwell to 1801 Pennsylvania Avenue,” said Max Timmons, Asset Manager at Pembroke. “1801 Penn is a fully re-imagined asset offering innovative new amenities and exceptional workspaces designed to elevate the overall tenant experience. Husch Blackwell’s enthusiasm for the boutique feel and amenity offerings makes the firm a terrific fit for the building, and we look forward to working with them for years to come.”
Pembroke recently completed another repositioning at 1201 New York Ave, a 444,000 sq ft 13-story Class A office building, featuring a new, dual-level lobby and fully glazed atrium, a 6,000 sq. ft. fitness center, a 15,000 sq. ft. rooftop terrace and conference center, and newly curated amenities throughout.
