{"id":1,"date":"2014-04-28T17:18:00","date_gmt":"2014-04-28T17:18:00","guid":{"rendered":"https:\/\/www.pembroke.com\/?p=1"},"modified":"2023-11-22T10:04:00","modified_gmt":"2023-11-22T10:04:00","slug":"test-slug","status":"publish","type":"post","link":"https:\/\/www.pembroke.com\/news\/test-slug\/","title":{"rendered":"Acquisition of 70 Eagle Street in Brisbane"},"content":{"rendered":"\n<h2 class=\"wp-block-heading\">Class A property located in city\u2019s CBD will be international our second Australian acquisition following 20 Martin Place, Sydney.<\/h2>\n\n\n\n<p>We have announced that we exchanged contracts with a joint venture including the Lendlease managed Australian Prime Property Fund Commercial and an offshore institutional investor to acquire 70 Eagle Street (\u2018Central Plaza 3\u2019), an 11,476 sqm commercial Class A building located in Brisbane\u2019s \u201cGolden Triangle\u201d business district.<\/p>\n\n\n\n<p>Completed in 2009 as part of the Central Plaza development, 70 Eagle Street is a 14-storey building with 13 levels of office space and ground level retail located at the northern end of the city\u2019s central business district. 100% leased, the property is primarily let by the Queensland Government Superannuation Fund, better known as Q Super.<\/p>\n\n\n\n<p><em>\u201cWe are excited to enter the Brisbane market with the acquisition of CP3 said\u00a0<strong>Jack Clark<\/strong>, vice president and director of Pembroke\u2019s Sydney office. we have been looking to expand our Australian portfolio. While Brisbane is facing near-term challenges, we believe it has these characteristics due to its diverse economy, liquid capital markets and strong population growth.<\/em><\/p>\n\n\n\n<p><em>70 Eagle Street is not only a high quality asset that strengthens and diversifies our global portfolio, entering the Brisbane market further exemplifies our long-term commitment to Australia\u201d<\/em><\/p>\n\n\n\n<p>Located in the heart of Sydney\u2019s central business district, <a href=\"https:\/\/www.pembroke.com\/asia-pacific\/australia\/sydney\/20-martin-place\/\" data-type=\"portfolio\" data-id=\"3207\">20 Martin Place<\/a> is currently undergoing a complete refurbishment that will transform the property, replacing the early 1970\u2019s building and its dated inefficient systems with a new, striking state-of-the-art property. Once complete, the new <a href=\"https:\/\/www.pembroke.com\/asia-pacific\/australia\/sydney\/20-martin-place\/\" data-type=\"portfolio\" data-id=\"3207\">20 Martin Place<\/a> will offer 19,080 sqm of prime grade commercial office and prime retail space over 21 levels and change the face of Martin Place, bringing new dynamism to the iconic public plaza, as well as optimised efficiencies, performance and sustainability. <\/p>\n\n\n\n<p>Demolition is nearing completion with only the original building\u2019s steel frame remaining intact, and work has begun with the pouring of new concrete slabs.
